Since the inception of Woodbridge, we have been formally committed to incorporating responsible investment + ESG considerations into our investment process. We believe these principles support better investment decisions, stronger risk management and more resilient long-term outcomes for our investors.
We embed ESG principles, independent oversight and responsible investment practices into every stage of our investment process, from initial assessment and due diligence through to approval and ongoing loan management. This approach strengthens resilience, builds trust and aligns investor objectives with broader environmental and community outcomes.
We acknowledge the growing awareness across the financial industry, supported by academic research, that Environmental, Social and Governance (ESG) risks can have a material impact on investments. Understanding these factors provides an additional perspective when assessing asset quality, investment risk and long-term performance
We operate as an investment manager and, as part of our fiduciary duty to our investors, we believe we must appropriately identify, assess and consider material ESG risks when managing investor capital. This responsibility is embedded within our broader approach to disciplined investment selection, governance and risk management.
We believe there are several significant social, environmental and sustainability megatrends underway that will continue to reshape commercial real estate and create new investment opportunities. Changing regulation, energy efficiency, evolving tenant expectations and sustainable development will increasingly influence the quality, resilience and long-term value of property.
We know investor interest and demand for responsible investment continues to grow, together with expectations for greater transparency around the ESG characteristics of investments. Our approach is therefore focused not only on integrating ESG considerations into investment decisions, but also on providing investors with clear visibility of how those considerations are assessed and managed.
OUR RESPONSIBLE INVESTMENT + ESG COMMITTEE
We use a negative screen on all investments to avoid credit opportunities that do not align with our responsible investment framework and ethical standards. Woodbridge believes that assets excluded by the negative screen are at an increased risk of a fall in asset valuations due to lower long-term demand stemming from increased awareness of responsible investment and ESG risks and rising allocations towards ESG and ethical investing. In addition, we actively monitor regulatory developments, stakeholder expectations, and evolving best practice to ensure our framework remains relevant, effective, and consistent with global standards.

Principles for Responsible Investment is a United Nations-supported international network of financial institutions working together to implement its six aspirational principles, often referenced as “the Principles”. The PRI is the world’s leading proponent of responsible investment and works to understand the investment implications of environmental, social and governance (ESG) factors and to support its international network of investor signatories in incorporating these factors into their investment and ownership decisions.
The Responsible Investment Association Australasia (RIAA) champions responsible investing and a sustainable financial system in Australia and New Zealand. RIAA is dedicated to ensuring capital is aligned with achieving a healthy society, environment and economy. With over 500 members representing US$29 trillion in assets under management, RIAA is the largest and most active network of people and organisations engaged in responsible, ethical and impact investing across Australia and New Zealand.
